The Brief

Guildcrest New Homes is a Kent-based housing construction company that has been creating beautiful, well-appointed homes since 2014. Guildcrest commissioned Motel to support in marketing recent housing developments; Leverick Place and St Stephen's Park.

Leverick Place is a 21 property rural cul-de-sac development in Ash, Kent with a blend of seven different house styles, all in keeping with their beautiful countryside surroundings.

St Stephens Park is a 115 property development based in Thanet, Kent – inspired by serene park landscapes, features tree-lined avenues, a fun-filled children’s play park, and ample open green spaces for families to enjoy.

Marketing materials were required to support the sale of the new homes, off-plan, which included printed and digital development brochures, price lists, property photography and videography. In addition the developments needed digital marketing support consisting of written and visual content for social media posts, e-newsletters and website blog articles.

Our Approach

For Leverick Place the overall design concept of the brochure was based around the development being nestled within the Kent countryside – leaf foliage graphics were created with rich green tones and paired with a bold serif typeface to create a luscious and sophisticated feel.

The St Stephens Park development was originally a public park, each of the properties are named after famous parks and parklands. We took the park theme one step further and created a park sign graphic device to give the development a distinctive identity – physical park signs are then being used to telegraph each of the roads within the development to bring the theme to life. A subtle foliage background graphic accompanies the park sign and also tie's in with Guildcrest's Leverick Place development, becoming a recognisable visual theme across their housing portfolio.

Special print finishes were then applied to both brochure covers including a high build UV gloss to the key graphics, printed on a soft-touch laminate paper stock, to create a combined gloss and matte tactile contrast that creates a lasting first impression – aligning with the build and finish of the properties.

We commissioned local architectural photographer Duncan Smith to shoot the properties and their interiors for digital marketing visual content.

Motel planned, wrote, designed and scheduled a digital marketing campaign for the developments including both organic and targeted paid advertising to put the new properties in the eyes of prospective buyers and their social media feeds.
